[이데일리 정다슬 기자] “앞으로 부동산 투자로 이익을 보기는 어려울 것이다”
주원 현대경제연구원 연구실장은 21일 서울 중구 포시즌스 호텔에서 열린 ‘부동산114 부동산포럼 2018-부동산 시장 진단과 전망’에서 이같이 말했다. 
주 실장이 꼽은 주택시장 가장 큰 악재는 실물경기 침체다. 그는 “우리나라 경제는 지난해 3분기를 기점으로 침체기에 들어간 모습”이라며 “동행지수와 선행지수 모두 기조적으로 하락 추세에 들어갔다”고 말했다. 
여기에 부동산 시장에 대한 문재인 정부의 비우호적인 기조는 계속 이어질 것이란 전망이다. 그는 “문재인정부는 소득불균형은 자산불균형에 기인하기 때문에 자산 집중을 막아야 소득불균형을 해소할 수 있다고 본다”며 “부동산 투자에 대한 이익을 제한하고 다주택자에 대한 과세를 강화하는 정책 기조가 이어질 것”이라고 봤다. 실제 통계청의 가계동향조사에 따르면 소득 1분위와 소득 5분위의 월평균 소득 격차는 6.1배이지만 자산 1분위와 자산 5분위의 자산 격차는 265배 1에 달한다.

가계부채의 증가속도가 경제성장 속도를 넘어서며 지나치게 오른 주택가격을 뒷받침할 만한 수요는 약화된 반면, 시장의 공급은 이어진다는 것 역시 문제다.  
김덕례 주택산업연구원 연구실장 역시 “서울은 상승세가 꺾인 수준이지만 지난달부터 전국 주택가격은 하락하고 있다”면서 “하반기엔 입주물량이 많은 곳을 중심으로 집값 하방 압력이 더욱 커질 가능성이 있다”고 말했다.
김 실장은 분양시장은 호황이라고 하지만 이는 서울 등 일부지역에서의 국지적인 현상일 뿐이라고 지적했다. 그는 “올해 1~4월 지방에서 분양한 137개 단지 가운데 27개 단지는 청약을 1순위에서 마감하지 못했다”고 짚었다.

첫댓글맞아요. 저도 큰 이익내기 어렵다고 봅니다. 그러나 다른걸로는 더 수익내기 힘들겁니다. 이게 팩트입니다. 실거주목적의 투자 핵심지역 분양권투자는 계속하시기 바랍니다. 주변시세 확인하시고 최소 일억이상 갭이 발생하는 경우 하락시 덜 내리고 오를때는 더 빨리 오릅니다.저축해서 집산다는건 참으로 힘듭니다. 일정부분 레버리지도 잘 이용하시길

요즘은 P 억억 거리니 그러니깐 억 안붙으면 먹을게 없다 그러시는데 솔직히 저축해서 1~2년간 몇천 모으기도 쉽지않자나요 예전에는 몇천넣고 몇천 먹으면 된다 입니다. 그냥 흐름타면서 계속 투자하시면 됩니다. 요 몇년간 상승기만 맛보신분들은 만족도 떨어질지 몰라도 적으면 적은되로 먹으면 되고 분위기 안좋으면 리스크관리하고 그래 하는거죠
2008년도 전세가율 95%로일때 갭투 500만 사라고 사라고~ 안사고 2010년 할인분양 많이할때 갭투 투자금 1,200만 들갔는데 그때 사라고 사라고 그래도 안사더군요 어짜피 미분양나서 예전처럼 할인분양해도 살사람만 삽니다. 오르면 사둔거 올라서 좋고 내리면 또 다른 기회가와서 좋고
