엄청나게 기대를 했습니다

대구 수성구에만 40년 이상을 살면서 보지 못한 깜짝 놀라운 시도가 이루어지겠구나!

오픈 날짜를 기대 & 고대하면서 전화를 몇 번씩 했죠...언제 오픈하냐고 ㅎㅎㅎ 

조용한 전원주택 생활을 동경했고,

아파트의 장점과 전원주택의 장점을 기대하면서

모델하우스 오픈 몇 달 전부터 현장을 서 너번 둘러봤고

모델 하우스에서 많은 시간을 보내면서 이것 저것을 고민+고민한 나만의 생각입니다.

저 처럼 고민하시는 분들과  의견을  나누는 차원으로...^^

건설사 입장에서는 불편하시겠지만...

수성구 부근에서 편의성,교통,주거환경,나중에 값어치를 생각하면서
모든 사람들이 이 곳에 들어와서 살고 싶어 하는 ...동경의 "더 펜트"였으면 좋겠다.....는 생각으로... . 
소비자의 이런 의견을 충분히 반영시키주시길 바라는 맘에서 시간내서 적어봅니다












* 장점
1. 공기
2. 전망
3. 외로운 전원주택이 아님
4. 층간소음(내 아이들의 소음은 OK ㅎ)
5. 상대적 저렴(수성구)
6. 아파트와는 다른 희소성,차별성
7. 청약통장 사용하면 왠만하면 당첨될 듯 ㅎ
8. 2개의 테라스

장점이 더 있으시면 알려주세용


* 단점
1. 대구..서향
2. 오르막 경사
3. 주 진입 도로 협소
4. 가구당 폭이 6~7M...6~7m간격으로 집이 따다닥 붙은 느낌? 협소한 느낌
5. 독립된 주차 불가(현재)-지하에 주차장이 없는 곳도 몇집됩니다.
6. 111동,115동,116동,117동을 제외하면 주생활층인 거실에서의 전망은 앞집3~4층에 막힘(모형도 측면에서 보시면 정확)
7. 그나마115동은 주 진입로 경사로 앞에 있기에 경사로를 올라오는 차량 소음 및 배기가스에 노출
8. 117동은 현재 4층 빌라에(6개있음) 전망 막힘(공사 현장에 가서 보시면 이해가 빠를듯)
9. 고로 젤 좋은 동은 140A의 111동,그 다음은116동으로 판단됨(저의 개인의견입니다)
    물론 개발예정지역과 곧 개발될 파동 강촌2지구 아파트 높이에 따라 전망이 막힐 수 있겠죠.
10. 계단의 불편함.(집집마다 엘리베이터를 넣으면 또 하나의 큰 자랑거리가 될 듯한데...)
     삼도 회장님~땅 값이 싸니까 가능하겠죠 ㅎ(바로 앞에 1층단독 65평 2억1..평당320만)
     건축될 땅은 산비탈의 밭이라서 더 저렴하겠죠 ^^
     어르신 분들이 많이 오셨던데...퇴직후 전원생활을 여기에서 보내고 픈 분들이 아닌가 싶네요
     140의 경우 지하에 주차하고 3층까지...협소한 3~4개층을 오르락 내리락....많이 불편하실듯...
11. 개인 프라이버시...글쎄요
     1,2,3,4열의 간격은 
     1열과 2열 7m 단지내 도로,
     2열과 3열 4m 보행자 도로,
     3열과 4열 7m 단지내 도로
     이말은 2열 140A에서 3열 150A 거실이 환하게 보인다는 말씀 ... 그것도 정면으로 보인다는....
     거리가 보행자도로+기타등등 10~13M에 사생활보호가 될까요?
     여름에 시원하게 입고 싶은데...
     우리집 거실이 앞집에서 보면 훤하게 다 보인다???....
     커튼을 치지 않코는 생활 안될꺼라는 느낌????
     조형도/모형도가 잘못 만들어졌기를 기대합니다.

멋떠러진 전원 주택 겸 럭셔리한 단지를 형성할 꺼라고 믿고
참 신선한 시도....에 박수를 보냈는데.....

고객의 니즈를 잘 못 파악한 느낌...(물론 이건 저의 니즈겠죠) ㅎㅎ

아쉽다 삼도~
회장님이 좋은일 많이 하신다고 들었는데......
경산 삼도도 착하게 잘 지어서 한 번 기대를 했는뎅...
여긴 대구&수성구입니다.!!!ㅋㅋ 물론 사람 사는 곳이죠 ㅋ
기획하시는 분과 설계하시는 분....고생은 하셨는데....제 맘은 못 뺏었군요 ㅎㅎ\
담에 저에게도 좀 물어봐 주세용 ㅎㅎ
아파트 이름만 잘 지엇어용~^^

저 혼자만의 더 펜트하우스를 평가해봤습니다.ㅎㅎ
전 이렇게 느꼈지만, 다르게 느끼신 분들도 많으리라 생각됩니다.
결론은
청약 및 입주하실 분들은
현장도 가 보시고, 비대위를 만들어 정보 교류하시공
건설사에 불편한 많은 것들을 수정 및 보완될 수 있도록 관심을 가지시길 바랍니다.
다 짓고 나서 요구하면 늦어요~~
입주자의 관심이 명품 아팟을 만든다는 사실 잊지마소서~


참고로
청약조건은 아레와 같아요
1.대구시 1년이상 거주
2.청약통장 가입2년이상
3.무주택,1가구 이하 세대주(힘들듯)
4.5년내 세대원 당첨사실이 없을것
전매는 소유권 이전 등기시까지 못 팔아요 ㅎ

기준을 좀 다르게보면 될거같아요..워낙 기대가 컸던곳이라 이야기가 많이 나오는것이라 봅니다..
근데..아파트도 위아래옆으로 다 다닥다닥붙어있잖아요.. 층간소음은 말도못하고..
주변에 어느정도 녹지도 기대하면서 도심에서는 약간 떨어져서 주변에 산도있고 물도있는 그런곳 ..
장단이 확실한곳이라.. 저도 청약결과가 어떻게 나올지 기대가 되긴하네요..

그냥 테라스 하나의 장점을 봐야 하네요.. 마당이 꽤나 있을줄 알았는데.. 저층아파트 매입한다 생각하고 접근해야 할듯. 잘되엇으면 좋겠습니다..부산망미동 주공아파트 느낌으로 지으면 더 좋을거 같지만..

제가 생각하는 타운하우스는...
집 앞에 잔디가 깔린 정원이 있고, 넓은 테라스가 있고, 나만의 주차장이 있는 
그리고, 주변의 자연이 아름다운... 집인데...
여기는 저랑 안맞네요 
그리고, 경사도 때문에 혹시 눈오면, 차도 사람도 위험해서 못다닐듯

제가 거기 바로 앞 주택에 삽니다. 
공기나 경치는 좋습니다.
참고로 저 고등학교는 ㅋㅋ 뺑뺑이로 경신고 갔습니다. 학군도 왠만하면 능인고는 갈겁니다.

차 없이는 살기 힘든데 차 있으면 그다지 불편함 없는 동네입니다 ㅋㅋ

학군까지 다 챙길라면......
로제티움가야지용ㅋㅋ

복층사는 1인인데요.
계단 오르내리는 일이 쉽지않네요.
개인적 소견은 테라스 포기하고 방1칸 더 많은곳 가겠습니다~~~

지난 토요일에 모델하우스도 가보고 현장도 가보앗습니다. 그런데 현장에 가보고 놀랐습니다. 차가 겨우 한 대 지나갈 정도의 좁은 골목길에 경사도 50도에 가까운 길은 30년 운전경력인 저에게도 어렵고 두려운 길이었습니다. 산 중턱에 위치한 현장에서 아래를 내려다 보니 전망도 그다지 좋지많고해서 입주후가 걱정되고 암담하였습니다. 그래서 Wife와 협의하여 예비당첨 상위번호였지만 포기하기로 하였습니다. 기대를 많이 했었는데 그만큼의 아쉬움도 있었습니다.

여긴 땅콩주택이네요

This is my only thought about this and that as I spent a lot of time in the model house.



To share ideas with people like me ...^^



It may be inconvenient for the construction company.



I was thinking about convenience, transportation, living environment, and later on in Suseong-gu.

Everyone wants to come in and live here.I wish I could have the " The Penty " in Tokyo.

And I take the time to write it down so that I can fully reflect this opinion of the consumer.

You'll be late if you ask for it when you're finished.~~

Don't forget that the residents ' interest in creating luxury goods ~

Maybe we should look at the different standards.I think a lot of people talk about this place because there were so many expectations.
But the apartments are all lined up and down. I can't talk about the noise between floors.
The place where there is acidity and water around the city which expect some degree of green space.
It's a good place. I am also looking forward to how the subscription will turn out.

You should just look at the strength of the terrace. I thought there would be a lot of yard. Buy low-class apartment I'll have to think and approach it. I hope it works out well.I think it would be better if I built it with the feeling of a KNHC apartment in Busan.

There is a lawn garden in front of the house, a wide terrace, and my own parking lot.
And the nature of the surrounding ... It's home.
This is not my place.
And, if it snows because of the gradient, the car will be too dangerous for people to drive

The air and scenery are good.
That high school, for your information, went on to work in a complete circle. I'm sure most of the school districts are going to be successful.

It's a town where you can't live without a car, but when you're in a car, it's not too inconvenient. lol

I went to the model house and the site last Saturday. But I was surprised when I went to the scene. It was difficult and scary for me, a 30-year-long drive with only one narrow lane and a nearly 50 degree gradient. As I looked down from the site located on the mountainside, the view was not so good, and I was worried about my future. So we consulted Wife and although it was the top number we won, we decided to give up. I expected a lot, but I felt as much frustration as I expected.
