젤 첫번째 캡쳐는 제가 올해 4월에 예측한건데
현 상황이 아주 비슷하게 흘러 가네요~
차후에는 좀 더 분석해서 정확한 금액과 개월까지 맞출수 있도록 노력 해야 겠어요~

현재 부산은 입주 물량과 더불어 분양 물량까지
엄청나서 하락의 포지션을 보이고 있어요~
근데 여기서 보면 아주 재밋는걸 볼 수있어요~
먼지 아시나요~
부산 16개구 각 지역별 최고 호가에요~
이런 하락장에서도 부산도 차별적 신축 위주 호가를 보이는데 보시는 바와 같이
8억이 한개구
6억과 7억사이 여섯개구
5억과 6억사이 네개구
대구 한번 볼까요~
어차피 각 구 호가대 호가 비교네요~
8억이 한개구
6억이 이제 겨우 중구
5억에서 6억이 세개구
어떻게 보시나요~
앞으로 대구는 입주물량이 가을장 부터 서서히 줄어드는 내년의 각 구들이 시세가 예측이 되시나요~
부산장과 같이 좀 처럼 한번 오른 호가는 당분간 쉽사리 내려오지 않을 꺼에요~
그렇기 때문에 실입주의 시그널은 올해까지만
시그널은 계속 드려요~

결국 도심으로 몰리네요. 대구는 수성구와 중구 그외 도심.. 점점 서울집값 강남 비강남 도심과 외곽 집값 오르는 폭 보시면 맞아 떨어지죠. 

도심 신규 공급은 예정만(재개발 재건축) 되어있지 불확실하죠. 그 물량조차 조합원빼고 나면 실지 일반분양물량도 많지도 않고.

향후 외곽지 신축과 도심에 재개발 재건축 신축 비교해보시면 재미있을 듯
