대구토박이로써 나름 자료를 찾아보니 부동산저널에서는 아파트분양사들이 분양물량이 시즌 2019년까지 대거 쏟아지면서 계속 부동산 호가를 띄운다고 합니다. 절대 지금 사면 안된다고 하고요,
오늘 기사보니 2017년 기준 대구 인구9천명이나 감소하고 최고 많은 연령이 57세라는데요, 10년후면 67세가 가장 많다는거잖아요?

아무리 생각해도 대구는 부동산이 오를 이유가 없는데, 왜이리 오르는지 몰겠고, 타지역자본가가 와서 높여 놓고 빠지면 대구시민들에게 고스란히 피해가 가는것일텐데...
근데, 주위에서 지금 안사면 더 오른다하니 괜시리 지금사야하나 싶고...
대구토박이로써 갈피를 못잡겠네요...
다른분들 의중은 어떠세요?

작년에 급등한 이유는 2017년 수성구 물량이 달랑 
170세대 밖에 없었기 때문인듯 합니다. 올해부터는 거의 한 해에 2000세대 가까이 공급되므로 단기간에 급등할 일은 없을거로 추측해봅니다..

그 아이들은 자라서 일자리 때문에 대구에 있지도 않고 타지로 갑니다
지금은 계속 이렇게 오를것처럼 보여도 심리는 한 순간입니다..

현재 전세가가 매매가의 50%수준밖에 안되는데도 거래가 아주아주 뜸합니다. 학령인구 감소 등 다양한 이유가 있겠지만 제생각에는 수성구 이외의 대안들이 많아졌다는 겁니다(이제는 학군만을 보고 들어오지 않음). 그래도 쉽게 가격하락은 없을듯 하네요. 수성구에는 원래 부자들이 많기에 지금의 가격이하로 거래하지는 않을거 거든요...(문제는 더하우스, 라온2 등 신규물량이 쏟아질때 갭투자 하신분들의 방어능력이겠네요. 전 거기까지 딱 보고 맘정할겁니다)

실거주 목적이라도 반드시 학군 좋구 입지 좋은곳에 집을 사셔야합니다.전 10년전쯤전 서울 집값 폭등시 학군,입지 애매한곳에 130대1로 당첨되었는데도 불구하구 10년동안 안오르다가 팔구 4년전에 수3에 집 매수하였는데 수3은 지금호가로8억7천 올랐구 서울집은 호가보니 2억 올랐습니다.정말 저렴하다고 입지,학군안고려하지 않고 매수하면 낭패보더라구요.평수가 작아도 반드시 좋은곳을 사시기 바랍니다.제 경험담이였습니다.

제 생각은 학군은 중요하긴한데... 어느정도만 면학분위기 조성되면 됩니다.
수성구... 대구사람들의 거주 이유는 제가아는 바로는 환경입니다. 좀더 구체적으로 이야기하면... 근처에 공단이 없고... 작은 산 속에 들어있지요... 말 그대로 거주지입니다.
